My sister is stealing from my mother. They had a joint checking account and she has now taken out a mortgage in her name while taking our mother's name off the deed.

My sister took my mother's name of of the mortgage so can not access the equity. She is not giving her any money from the pension my mother has deposited in monthly. What can I do? I live with her.
