Can a living trust be a good idea?

I have 3 acres of prime wooded property that I live on . I just recently lost my husband and I am afraid one of my step-daughters may decide that the property belongs to her. Can a living trust be a good idea? Also, what type of attorney should I contact?

What does the Will say? As for the prime lumber, do you even own the lumber and mineral rights? You do need an attorney and the Will.

Cheryl, my heartfelt sympathy to you and your family for the passing of your husband. From your profile, your husband was only in his mid-60's.

First you need to find out if everything your husband owned is now owned by you, such as the Deed, it depends on how the Deed was written, hopefully saying "joint tenants".

My sig other, when his wife had passed [they were married for 20 years], he thought he was now the sole owner of their house which he had bought. Turned out the Deed wasn't written that way, the Deed was written saying "tenants in common" thus when his wife passed, her one-half share of the house went to her sons from a previous marriage.
