Live in for free attracts otherwise homeless ppl who once having gained residency really don’t have to help your mom to keep it and may proceed to moving in other friends or family.
In California, you are really playing with fire as to that. Do not risk it.
To remove the threat of residency, please hire at least two caregivers. Each should be informed per contract that this is not their residence and any mail received by you and yours addressed to them at the residence will be a termination offense. As will bringing over any relatives without asking you. Better yet to put it in the contract that this will be a termination offense as well.
You really can’t leverage free room and board as total pay. If they’re overnight, you provide an “office” for them to sleep in.
