Whats the best way to live with your mother who is verbally abusive & negative & mentally unstable?

Trying to find a place that is decent is hard where I live. So I am "stuck" in this house when I get off work or before I go. I try to avoid any small talk as much as I can. But with her severe mood swings & narcissism it's like your on a constant roller coaster that does not stop. She is so vindictive & verbally & emotionally abusive. I'm so desperate to move that I'm contemplating on moving into a 2 bedroom apartment that I haven't looked at yet. I'm going to be taking my grandsons & adopting them. My daughter had them taken away 3 yrs ago. CPS wouldn't let me take them unless I moved back to where they are. When I finally move.. I'm not allowing my mother to see my grandsons. Last time she kept saying "how come their so dark "? Wow.. It's summer out...??? And yes we are native American..but she don't acknowledge it. Any input out there ?
