Another option is to have your name "added" to the house deed so that you are a co-owner.....then nobody can sell the house from under you if your mother has to go into a nursing home, or if she passes while you are still living there. Just make sure it is worded as JTWROS (joint tenancy with rights of survivorship) if you intend to stay in the house after she passes.

Google "Caretaker child exemption". In many states (only sure of NJ - don't know which others) if an adult child has lived in the parent's home for more than 2 years *for the purpose of caring for the parent to keep them from living in a nursing home*, then ownership of that home may be legally transferred from the parent to the child. What this does is prevent the home from having to be sold when the parent finally does go into a nursing home. This needs to be done with the help of a lawyer, so find a good one specializing in eldercare.
