I am trying to get homeowners ins. but the prior owner has lost the papers she had. Any advice?

The local assessor should have records of when the place was built, and any capital improvements done along the way that needed a building permit. Hot water tanks, boilers and air conditioning all have nameplates that show their age. Electrical panels have inspection dates. Get your paper and pencil, start looking around.

Even if the prior owner doesn't have the necessary documentation, she would most likely still have her check registers which would show the insurance agent to whom premiums were paid.

That agent could advise her, or you, who the insurance carrier was. Most likely her application for insurance included the data you need.
