My mom (a widow) is curently living in a trailer house. She owns it, but pays lot rent to live on the lot of the trailer park. She can't take care of herself anymore, so shes moving to a nursing home. What will happen to the house when she moves? Does she have to pay the lot rent even though she doesn't live there anymore? Will she have to sell the house?

I'd suggest you speak with trailer park office to see what sort of restrictions are there for placing it up for sale. Ask if there is someone already living there who would want to buy it too. Mobile homes are often super low resale value.

If she keeps it she has to pay the lot and any other utilies associated.if there is no likelihood of her returning, selling it may be best. If family or friend want to buy, make sure she gets market value, else Medicaid will consider it a gift and penalize her.
