Thanks to everyone who shared about the QCD, my mother was incompetent & there is no will. Do older sister & brother have title now?

Wanted to file guardianship to include myself and my baby brother. I understand the intent may have been to get the homestead property distributed however at first I didn't see this at the time. When I saw mother's signature scribbled on said QCD, prepared & notarized by said attorney, I was upset where she only signed her first name only! I really felt she was pressured.
