2yr. ago a short but larger woman appeared at our door step practically begging for our help. My boyfriend has the kindest most understanding heart and will help anyone anyone if they ask. We have a construction company in town and also live on the property. In back there was a slab. She wanted to move her rv from its current residence to our place. She recently bought a new one and had it delivered to our place where we did agree to rent her a spot for $350.oo all bills paid. She was at the time having a little trouble getting around but could still manage to walk. She was from the get go very demanding and because my bf said that yes in his SPARE time he would build her a ramp to make it easier to get in and out and also the travel trailer she bought leaked. So, he also agreed to build her a roof covering her ratty trailer ALL AND THE WORK WE DID WAS FREE. She to this day is still not satisified with all the free work we did we provided all the labor and materials. But wait so, end of last year when imelda hit southeast texas we were smack in the middle of that. She is a hoarder and very unclean woman never let me in her trailer if i was collecting rent. The smell was overwheleming just at the door, anyway she became ill and spent several weeks in and out of hospital finally getting out of hospital and staying at a motel because she didnt want the home health car nurse that was coming to see the filth she was living in and report her. So, now she's in trailer number 3 still on our property.
Recently like in the past several months shes been in and out of hospital for stage 3 cancer and various other things. She gets out of hosptial now mind you we are only landlords not family nor caregivers at all. Everyday for 3 weeks I had to go to her house clean human poop off of every surface you could image because she was unable to control her bowls. Then she went back to hospital 3 more times with the same thing happening we would have to stop everything go to hospital; 45 mins away get her help her home and by now she can only get around with a scooter.
She can't do the normal thigns alone like shower she goes weeks sometimes with no shower. I work, we both do, and don't have the time to do all these things yet hospital still lets her go home. We dont do those things for her anymore becauses she so mean so shes taken to facebook and starts bashing us saying we are abusing her and that we are terrible landlords who shes on hospice they have her on morphine I think that's whats got her so confused saying we are stealing from her, on and on. How do I call Adult Protective Services so they can come out and see how she is living? They would never let her live alone like she is its gross and I want her to stop tellling lies to people about us because we won't do anything else for her for free. It's a a nightmare and its killing our business to say the least. Please I'm so stressed. Any advice wouldn't be bad. I'm sure please help if you can I'm at a dead end.

If she has nurses coming there they are mandated to report that she is no longer safe living alone and cannot take care of herself.

You need a lawyer. If you are only renting her trailer space, I’m not even sure that she counts as a residential tenant. But you also need a lawyer to advise you how to dispose of the trailers. That isn’t always easy.

I’d get a legal consult with an attorney. Due to covid-19, some states have holds now on evictions. You can inquire about him sending her a Cease and desist letter so she’ll stop with the public comments, I’d keep in mind that she may not be fully functioning cognitively, based on what you have stated about behavior.

If she’s in danger from the way she’s living, adult protective services can be notified. Their numbers are listed on the county’s website.

She had made comments that hospice had her on plenty of pain meds to last her forever. She just recently started really being "super bitchy and mean.worse than ever tho. She has two nurses come in the same week on that goes on stayed no more than 10 min. And leaves the other does clean but I have seen that cleaning yet. Anyway thanks for the advice

You should find a home for the dog or call the humane society.

You should not help her come back, you should call the hospital and ask for her social worker and tell them that she has no one to help her. They probably won't talk to you but they can listen to what you know.

Unfortunately, people can live like hogs and it is acceptable and there is nothing that can be done about that.

Best luck getting her the help that she needs and finding that dog an appropriate home.

You may not be able to evict her, but you can stop propping her up.

No more rides, no more assistance and you call APS every single time she needs anything and can't get it herself. Especially no more cleaning chiztapalooza, call APS and report a vulnerable senior.

You guys are getting the short end but you have allowed it by not demanding that the old trailer goes within a couple weeks of new trailer. I would tell her that she has xx days to remove them or she can start paying space rent for all 3.

Unfortunately people take advantage and then you have to be the hard nose to not get screwed over.

I know it is hard to say no, but you have to. That is the only way that the state will intervene and get this woman the care she needs.

You are so right. She is also behind 2 months in rent and as I type she is in the hospital. Two days now. Tomorrow I am calling APS. She has a dog and after the ambulance left I was in our driveway and babygirl, her dog came running at me I scooped her up and went to her door I knocked because I didn't actually see them load her up and wanted to make sure I opened her door and babygirl jumped from my arms inside. I closed door and today my bf went and walked the dog and fed her but he said that her house is gross. What I did.t say in last message but she,our tenant is a hoarder. Toilet paper, trash, bottles you name it evwrywhere. I feel torn but she now has an animal she can't take care of.

You are amazingly kind! My goodness! $350 a month for trailer space-around here it's at least $1000 a month and that's NOT including any maintenance, etc.

Don't worry about what people may say on FB. You could be nasty and take photos of the inside of her trailer(s) and post them in response--but that's a tacky and unkind route, which you wouldn't do. FB is garbage, anyway.

Just call APS. Give them all the details and then let them go to work.

DON'T lift another finger to help her. Do you have a legal, written lease agreement? One thing I KNOW about Texas, y'all have some weird building codes that seem to be rampant no matter what city you live in.

Let APS sort this out. She obviously has no family to 'help out' and I bet she's pulled a stunt like this many times before.

Don’t help her anymore. Do what is necessary to get her removed from your property. Give her 2 weeks notice & if not gone by then, have her arrested for trespassing. Then call towing company to get rid of RV. You’re not responsible for her! Hugs 🤗

I can't have her arrested. She 75 and has stage 3 lung cancer. That's what makes it so hard. But, she has been very ungrateful, she's gotten a porch with an attachment. My bf also built a roof over entire trailer because it leaked. This is her trailer not ours. He had told her he would do what he could with a porch and try and help with leaking. This is just the first trailer I'm talking about. Then we had imelda she went to hospital CPL times. Got a motel room didn't want the fema guy and others to see her filth. Anyway I'm stressing over it

If she goes to the hospital again, inform the Social Worker that she cannot be discharged because its unsafe. If she goes to rehab, even better. According to my daughter a hospital can discharge even if unsafe. Rehab can't.

I agree, you need a lawyer to evict and this woman needs a physical and neurological work up. In the meantime, call APS saying there is a vulnerable Senior living on ur property. Actually, I would have called when I found the poop. I may not have cleaned it up.

Just curious. Does this slab have hook ups for the trailer. In my state the only place trailers are allowed are in trailer/RV parks. Not allowed in residential areas. Can't even buy a lot and put a trailer on it.

Yes my bf has ran all the necessary plumbing which we did not charge her for that either. And with this covid 19 I'm not sure if we can do any eviction at all.

STOP HELPING HER. STOP STOP STOP!!!!! Get an attorney to handle an eviction. IF she is current on rent it might be harder. BUT. Unless there is a current lease in place, she is month to month. If no lease, start by giving her 30 days notice to move. If you serve notice today, you have to give until end of August. 30 days means a full calendar month. No partial months. PLEASE get an attorney on board. Unfortunately without legal help she has more rights than you do.

Please take a deep breath and try to calm down as much as you can. A person can think more clearly when they are calm. I understand you are under a lot of stress right now and want your life back (I went through a similar situation recently but it was a family member who I evicted and I had sooooooo much anxiety!)....

That said, I suggest getting an attorney because this woman has rights. When you and your boyfriend (did he even talk to you about letting her move on your property?) allowed her to move on the slab, did you get anything in writing such as a rental lease? In any case I still suggest hiring an attorney.

In Texas, a landlord must legally terminate the tenancy before evicting a tenant. The landlord must first give the tenant a written notice, as required by state law. If the tenant does not move out after receiving this notice, then the landlord can file an eviction lawsuit (also called a forcible entry and detainer suit).

Because you sound emotional I do not suggest doing this by yourself but using an attorney. One mistake on your part and this woman will win the eviction.
