He has no assets, owes apx $150g on house and car. Dad does live in home with my family currently. We have done this for five years now and the demands of personal care, on top of the anger, physically aggression and hitting has brought me to the place where I am afraid for my 6mo old grandbaby. Dad is very difficult n demanding when I play or tend the baby. We must consider the safety of the majority over the one... it is time to move dad 2 a nursing home. Where do I start when he has no savings or assets.. only debt.

Your father's house is an asset even though he is paying a mortgage... what type of equity does he have? The car is also an asset and since he is still paying car payments I would assume the car isn't an old one. Both can be sold to help pay on a nursing home cost.

He has no equity in the house. It is even under construction as to not default on the refiy to finish a garage started 12 yrs ago. Dad has had the attitude debt wont matter to him...he wont know cause of the decline of the body and mind. Discovered he was enjoying the company of a 20ish female and "helping her out" with money. Even his own brother "borrowed" to buy a fishing boat. When I asked for help with personal care or return of items, all people disappeared.

There is equity even if only a garage is standing, as the land has value.

appraised at $97g owes $160g. Realtor says will have to face taking a loss. Thoughts?

Let it go into forclosure not really anything else to do. Do the same with the car.
Face it Dad is destitute. Contact the VA and ask what you have to do to have him admitted to a VA home.
Next time he is violent to a family member call the police and ask for him to be removed for a psychiatric evaluation then refuse to take him back into the home citing the safety of the grandbaby
