My mom has been living on my couch since Feb 1, 2022. After she had a car accident, it was her 5th car accident (only this one was her fault) in 1 year. The insurance company dropped her so she couldn't do food delivery anymore.

Since then, I found out that she's been sending all her money to people she talks to on Google Hangout, and What's App. Some for-gold deals that never come to fruition and to so called DEA agents who are taking care of her Poppy seeds so she can make opium and sell it to pharmaceutical companies.

I called the police to try to file a SCAM case. She was not willing to file charges, so the office filed some other type of case. It was filed over the phone, and they never came to talk to her. I told them I had the receipt from the Bitcoin machine she's been using to send the money and screen shots of the conversations. She sent over $2000 in May alone. All this is coming from her retirement that she gets every month from France.

I keep telling her to go back to France, so she can get medical help and find a place to stay, but she has it too good at my house. She doesn't have to worry about food, because she eats anything she finds, and she can keep sending money to whoever.

I told her I would get her an apartment, but she refused, because she would have to use her retirement money for food, and she doesn't want to do that.

Not sure what my options are. My brother in France and her sisters don't really seem to be interested in helping me get my mom out of my house.

I live in a 2-bedroom condo with my wife and two kids (an 8 and 5 year) who keep asking why she is still here.

She keeps giving my address out to all these people on Google Hangout, and What's App. Yes, I have blocked them from my Wi-Fi, but she just goes to Panera and talks to them there.

Mom's been staying less than 5 months - this would still be considered guest status surely?

Mom, time for a HARD chat.
New house rules.

Guests LEAVE. So time to move out. You have 30 days.

Paying rent starts next pension day.

Refusal to do either will result in eviction. I will drop you & your bags at the nearest hotel.

If there mental illness or cognitive impairment here?
That would change my response.

I am sorry you took your Mom in. Now that she lives there and likely receives mail there she is likely considered a "tenant" whether she pays rent or not. You need to see a landlord-tenant attorney to see how to file eviction orders on her. She can get a room in someone else's home until she gets a job. Your responsibility is to your wife and children. You need to disconnect the wi-fi first of all. Your chidren and you can use the ones at library until she leaves. If there is TV and internet and all the comforts of home, that is more reason to stay. Hope something works as this leopard is unlikely to change her spots.

Sounds like she's a French national. Would that make any difference?

I would give her 60 days to figure out where she wants go, back to France or rent her own apartment. Normally condo go according to HUD guidelines two bedrooms, maximum of 4 people.

She is living in your house, she should be paying rent and for her food, seems like you do not want to stand up to her, take back your power.

Don't ask her, tell her, pick one option.

Sounds like it would be less expensive for you to buy her a 1 way ticket back home.
Might also tell her that the Condo Association has said that you are in violation of the number of people living in the condo for the number of bedrooms that you have. (that may actually be a fact you could check your local building code for actual information) And due to having more people in the unit she will have to move out.
You will have to get her legally evicted. You can file paperwork yourself at the courthouse. After the hearing the judge typically gives 30 days at that point her belongings can be removed and you can change locks.

Most occupancy codes only apply to rental units. HOAs may have rules, but for the most part if you own it, your home is your castle and you can stuff as many people into it as you want.
l agree he should tell her that if it’ll convince her to leave, however.
