life estate (who also lives in the home) be entitled to the same senior citizen discounts on the property such as the Property Tax Reimbursement and the Homestead Rebate that Mom has been receiving? The remainder is 59 yrs old, not a senior citizen. Does the age of the remainder make a difference?

Are u from NJ? The discounts are for the person who owns the home. If the person still living there is not on the deed, then No they are not entitled to the discounts. Right now the Homestead rebate is running 1 or 2 yrs behind. The question on both forms ask "were you living in the house as of Dec 31st, year. So Mom will be entitled to 2017 Homestead and those before but not 2018. Please note the date on the front of the form before applying. Now the tax freeze, thats what it is. Mom has to pay her taxes in full every year. She probably already received her booklet and I think it was due back June 1. The reinbursement comes thru the state. Its based on when Mom froze her taxes. Basically, they take the taxes at the time they were frozen (lets say $1000) and subtract from the taxes now ($2000) so your rebate is about a thousand. Your Township cannot give you information but there are numbers on the form that you can call. Wouldn't hurt to call and explain about a life estate and that the person will be paying taxes.

So age of remainder does make difference if ownership is in your name on deed.

Property taxes are based on ownership on the deed recorded at courthouse. If deed is in someone else’s name, even with life estate , some jurisdictions won’t give discount. I can’t rent a house and get owner a senior or homestead exemption. Check how deed is recorded. Some are transfer on death, so elder retains ownership until death.
