I need to transfer my moms mobile home into my name, she passed away before I got it done. How?

Plese help me i don't know how the law works, if i can't get the forms signed from the kids, what else can i do about this?
i have a brother an sister that will sign the forms, but the brother that pssed away, his kids want sign. What can i do about this?

For the third time, FIND THE TITLE. If your problem is that someone won't sign the quit claim, they don't have to, so it stays in her name. They can't claim it either. Nor can they boot you out. So there it sits and there you live, as you have always done. Let it lie, forget about it. If it is more than 20 years old, it has no market value anyway.
