My mom owns her mobile home but rents the space. I was her caregiver for about 4 yrs and have been living with her over 7 yrs now. she recently went into long term care facility.

You would seek the services of a real estate attorney who can prepare a Warranty Deed from your mother to you (unless you now hold title jointly). The attorney would also record the deed for you. On recording, the local Treasurer would be notified and tax records changed so that you would be obligated for their payment.

Or do you mean that she rents the property on which the trailer is placed? Is this in a trailer park?

However, is there any mortgage on the mobile home?

If there's a tenant, the tenant is entitled to notice to "vacate" (leave) the trailer unless you want to keep the tenant.

If there's any possibility your mother might need Medicaid in the future, this transfer could complicate the situation. Is this trailer a rental property for your mother? Where does she actually live?

Just, depending on what state you are in the transfer may be permitted by Medicaid. If you cared for mom for a period of two years, in her home, it was medically necessary care as documented by mom's physician, the home may be exempt from Medicaid recovery. See an elder law attorney well versed in Medicaid to assist you.

We live in California in a trailer park. Her mobile home is paid for. 5 days ago she went to a nursing home.

Call the Dept. of Motor Vehicles. Most mobile homes are titled similar to a vehicle. It varies state to state. Strange, I know.
