If you have provided care for her for a period of two years without compensation, and the care was medically necessary, the house can be transferred to you, in some states, without Medicaid penalty. I would see an elder care attorney that can help you determine whether it is feasible in your particular case. Do you have siblings? Is Mom competent?
Really what happens will depend on your own unique situation.
If you have your own home & income & took time away to care for mom, then once mom goes into a NH usually the house is sold with the $ from the sale going towards paying for moms private pay care @ NH. BUT If family & mom wants to & can afford to, they can have mom continue to own the home and continue to pay for all on the house till moms death. Now If mom is going to need to apply for Medicaid, all the $ from the sale of the home cannot be gifted or aid to daughter.
But what seems to be the more common story on this site, is that a daughter has moved in with mom/dad, is caregiving for free, is not working / has no outside paid job; it is moms income that supports the household; and it is now 5 years later and mom/dad needs a higher level of care in a NH; moms income will be needed to pay for NH; daughter is now in a financial & housing crisis. This is a very different situation.
