How is the value determined? Receive small monthly checks. Husband is entering a nursing home and they have to produce all of their assets. Would like to know how to determine value of the mineral rights

As long as the asset is producing at least 6% on the investment, Medicaid will not force a sale, but they will expect the checks to pay share of cost.

I've never dealt with Medicaid so I'll leave that to the other experts here, of whom Igloo is one. She has extensive knowledge on that subject.

As to the valuation of mineral rights, I suspect there are a lot of factors, based on the extent of the mineral field, how much of the assets have been mined, how much remains, the specific type of mineral, and more technical issues.

I also suspect that valuations are typically done by mineral rights specialists in mining companies or financial firms, as it would seem to require specialized knowledge and I'm sure is also a function of commodity prices in trading markets.

I don't think it would hurt to contact that entity that sends the checks and ask how the rights are valued, in order to determine the amount of monthly payments. They'd likely be the ones calculating the value of the rights.

I did find several articles through Googling that might help:

You referred to "they", so I assume this is for an acquaintance or relative rather than you or your husband? I would ask them if they receive annual reports from the entity providing the monthly checks, and if so, are the value of the rights addressed in those reports? From the annual reports I've seen, typically assets of the various lines in which the corporation/company has leasing or ownership rights are valued and listed.
