Are you thinking that you might need Medicaid at some point? Medicaid will want to be repaid from the proceeds of selling the house after you are gone. But there are few exception, one involving a family member who has been living in the house and providing care.

I think it would be good to talk to an Elder Law attorney. Taking the right steps now can save a lot of hassle for your son later. If you don't have a will and financial and medical POA documents you could get that taken care of, too. See if your Area Agency on Aging has legal aid available, or get a referral from them.
