Yes you said Mom took it over but did the deed pass from Brother to Mother. Did she inherit it? Was she Executor to the Will or Administrator if no will. Or did she just continue to pay utilities and taxes. You can't sell until there is a clear title.

By all means hire a realtor. One who is active on MLS.

The big question is do you have authority to sell it.

I do and I already have an offer. My brother had no will and my mom got the Pers. rep. paperwork 2 years ago. Now I have pers. rep papers and she had a will. Just don't know about getting socked with taxes on any profits I may make.

I would hire a realtor and let them handle everything for you.
