She has lied telling me she auctioned the property and this was his wish She liquidated his personal assets at esale and plans to again. She is also an alleged. Beneficiary. We have seen no do cumentation supporting her claim. ?????

The ex, if she is indeed the POA, doesn't have to prove anything to you or share anything with you. However, she DOES have to have a legal POA given by a competent elder. Time to contact APS with your evidence of any of this and let them check on her POA. You say she sold the home for far below market value. Did she sell it to a known relative or friend? That would be consider enriching herself when she has a fiduciary duty to do the best for your Dad. APS can check that your Dad's ex is acting in his own best interest and that she is using his funds, managing his funds for his care correctly. Gather all evidence you have.
Should you get no satisfaction from APS you can consider seeing an elder care attorney and see what next steps you may be able to take to check on this. If there are sales of real property there will be records.
