So, we are close neighbors and he’s a friend of dh. Today he came over to the backyard where dh was and just happened to mention the condition of his father’s diabetic leg. Which was starting to smell like rotten meat. Because it was. Dad currently is in surgery for an under the knee amputation.
The friend is disfavored by the poa brother whom he had to call to save dad’s life. If dad declines mentally, said brother would have no problem liquidating the house this friend lives in.

I have seen this happen too. A neighbor who I think had an undiagnosed cognitive condition moved back in with his parents. His father died, leaving the neighbor to be the one to continue to care for his disabled mother in the home, being given an allowance for such care from the out of state POA. Once mother died, the sister who had POA kicked him out. But the condition of the home upon his mom's death turned out to be deplorable.
In hindsight, the situation was not a good set up. He probably wasn't able to handle a household, but he was cheap labor for the POA sister who rarely visited.

Yes, I've seen this happen to a few people I know. One was a really nice guy and a good person, but wasn't smart enough to find a well paying job that would enable him to live on his own. He was also quite shy and never found a partner. His out of state sister held POA, and when parents declined, sister kicked him out of the house and was left out in the cold. The person I know was a recovering addict. He never hurt anyone or stole from anyone but just struggled with his addiction. He was left homeless after mom went into a nursing home. I suspect there are many in this position.
